The Sideyard, a winner of six regional awards, was a unique project developed on a 9,000 square ft berm space in downtown Portland. The architect’s goals were to create a working-class space connected to public transportation and exclusive pedestrian and bicycle access. Code Unlimited supported this vision through compliance reviews and appeals for the wedge-shaped design, as well as providing support for jurisdictional approval of the cross-laminated timber structural systems, and exposed timber and unique stairwell designs for the multiple grading conditions of the mixed use residential and retail site.

The First Tech Federal Credit Union was an award winner several times over. Code Unlimited provided plan review, fire and life safety and worked with the designers on the extensive use of locally-sourced mass timber, creating a carbon sink within the wood structure rather than releasing it into the environment.

A net-zero prototype for future campus buildings, with a daylight-tuned façade and extensive use of mass timber, glulam and CLT. Code Unlimited provided fire and life safety as well as strategy and alternate means and methods for the CLT, atrium, and egress considerations.

Winner of 2011 NIRSA Outstanding Sports Facilities of the year, was a historical building completed in 1912 as an armory and parade house for the Army’s officer’s corps.It was woefully inadequate in meeting the code requirements for the planned improvements. Code Unlimited was the code consultant for the entire duration of the project. We demonstrated that the historical construction was of better quality than assumed and that the partial second floor is actually a mezzanine, from a code perspective. This addressed many global problems and made the rest of the issues easy to manage with some creativity. Our established relationships with the local jurisdiction, owner’s project manager, and the design team were a key in building consensus and developing pragmatic solutions that reinvigorated this iconic building on the OSU campus.

Whether you are crossing overhead in the Portland Aerial Tram, hiking the Marquam Trail or visiting for yourself or a loved one’s medical procedure, it can be easy to forget all of the planning and management it takes to keep a sprawling #healthcare campus up to date and accessible.

Director + Principal Tom Jaleski and our team of building code, fire and hazmat experts have been collaborating with Oregon Health and Sciences University building managers and architectural partners on design and improvements since 2010.

Over a decade and one pandemic later, we are proud to be part of the team that continues to support OHSU in keeping their staff, students, researchers, patients and community safe and comfortable though health industry challenges and innovations.

Four walls and a roof may be the most basic building blocks of architecture, but they are also components of hope, security, and well-being of our neighbors. Today in our Four Walls and a Roof Series we focus on a new affordable housing project coming to SE Portland’s Creston-Kenilworth neighborhood next year.

3000 Powell, developed by Home Forward and designed by Holst Architecture, will create over 200 new low-income apartments on major bus lines near Powell Park and other amenities. Code Unlimited assisted this project by checking for basic code compliance as well as accessibility and safety issues. We will also be doing inspections when construction has begun. The interior amenities include ground floor community rooms, play spaces, services, and spaces for families in need. This four-story, H-shaped development was designed to create courtyards, walkways and playgrounds as well as create a public path through the grounds for pedestrians and cyclists, connecting the blocks where there were once dead-end streets and providing safe outdoor areas for residents of the building as well as the community.

Rents have been rising in Portland for a long time and residential projects like 3000 Powell, as part of Portland’s Housing Bond initiative, are creating over 1300 new units for individuals and families to help them have stable housing and better lives as well as bring a sense of community to the surrounding neighborhood.

This holiday we want to show gratitude for the organizations, architects, and contractors that make these basic needs a reality for underserved communities and families through their work.

Our accessibility expert, Joshua Klyber, has been working with Northwest Housing Authority on several projects across the region, including Trillium House in Warrenton, OR. This four-story residential building has 42 units, consisting of 1-, 2-, and 3-bedroom homes. The builders looked at 11 different sites in Clatsop County for the housing project, ultimately settling on a piece of land in Chelsea Gardens because of its prime location nearby schools, public transportation and out of flooding and tsunami zones.

There is currently not enough affordable housing, waitlists can linger for years while people are left in shelters, tent cities or other difficult positions. Affordable housing is vital to the community and those sites with special considerations for location can help residents flourish. Our accessibility team was happy to join this project and ensure accessibility was also well-thought through for future residents. We were grateful for the opportunity to join Northwest Housing Alternatives, Walsh Construction Co., Emmons Design, and Stonewood Structural Engineers to support the families that will soon call Trillium House home.

Opened in 1999, the campus only featured one building. The Buck institute was created by the estate of Beryl Hamilton Buck who lived in Ross, California. Upon her passing in 1975, she left most of her estate to the San Francisco Foundation with instructions to spend the money for charitable purposes, prominently including “to extend help towards the problems of the aged” in Marin County. Since then the site has grown to three buildings with research and testing labs throughout. Each building is four stories with equipment roofs to support the technical functions and safety of the structures.
